This contract limits our liability – please read it.

The purpose of this inspection is to report the general condition of visible portions of the buildings on this property for your further evaluation and analysis. THE INSPECTION TO BE PERFORMED IS A VISUAL INSPECTION ONLY and does not contemplate or involve dismantling any object or portion of the premises, except for removal of the breaker box cover and furnace inspection covers in order to give a visual inspection of these two areas.

No warranties, representations, or guaranties, expressed or implied, of merchantability or fitness for any purpose of any appliance of machinery are given or intended and the same are hereby expressly disclaimed. Equipment including motors will be functioning at the time of inspection, unless otherwise indicated in this report; however, no representation is made as to how long such equipment will continue to function.

We will perform an inspection of :

  • Landscaping as it pertains to the house.
  • Roof (subject of material and safety).
  • Foundation Grading.
  • Electrical System
  • Chimney/Fireplace
  • Windows.
  • Water Heater and Furnace.
  • Plumbing.
  • Doors.
  • Bathrooms.
  • Crawlspace
  • Attic.
  • Materials.
  • Insulation.
  • Lot surface drainage.
  • Fence.
  • Appliances

We will not perform an inspection for:

  • Termites/dryrot/fungus
  • Household pests/rodents/animals
  • Pools /spas/and equipment
  • Underground or concealed pipes
  • Retaining walls.
  • Geological/soil hazards
  • Roofing paper below covering.
  • Self cleaning oven cycles.
  • Radiant heating.
  • Alarms/some smoke detectors/intercoms/fire sprinkler systems.
  • Elevators.
  • Concealed or inaccessible portions of premises
  • Yard sprinkler systems.
  • Clocks/timers of ovens or microwave ovens.
  • Garden lights.
  • Underground drainage systems.

No opinion or investigation given concerning:

Code compliance 2. Title 3. Easements. 4. Zoning.

This inspection does not take the place of a final walkthrough. It is the responsibility of the Buyer to perform a final walk through before accepting the condition of the property. A page of suggestions for the walkthrough will be provided in the bound copy of the report.

Larsen House Inspection reserves the right of first inspection if questions arise.

The undersigned hereby agrees to the terms of this inspection contract and authorizes same for a fee of $________due at the inspection \ $ through escrow due within ninety days of the inspection.
